“Before and after” renovation photos to blow your mind
I am so excited about sharing today’s post with you.
I love inspirational “before and afters” and the renovation I’m sharing today has really inspired me. I think you’ll be similarly motivated to get out there and make things happen when you see what these first time renovators have created.
Of course, there are thousands of properties around Australia that could be similarly transformed but the key question is… will the renovation return a profit?
As a renovator, you don’t want to turn an ugly duckling into a beautiful swan if the end result leaves you out of pocket. So how did this couple create a desirable home AND ensure a profit for themselves? Here’s how…
1. Suburb research
When I met the renovators prior to the purchase of this property, our meeting was arranged around the “home opens” in their target suburb. From the very beginning they were diligent about researching the area thoroughly.
Having confident market knowledge allowed them to identify the potential in this poorly presented property. In fact, most others buyers could not see any potential at all in this run-down rabbit warren of ugly brick walls and gaudily painted rooms! This allowed our renovators to be the only bidders at auction and purchase well below the median house price for the suburb.
2. The “before and afters”
The property is a double storey brick home within ten kilometres of a capital city. There were two or three uninhabitable bedrooms and a bathroom shell downstairs. The upstairs included one bedroom, one bathroom, a kitchen and living area.
After considering the target demographic of the suburb and its proximity to the city, schools and cafe strips, the renovators decided to transform the upstairs into separate self-contained accommodation to suit extended families and/or boarders.
Downstairs is where the real magic was created. The home is now a sophisticated family home with spotted gum engineered timber flooring, a contemporary colour palette and stunning lighting. The selling agent describes this new classic home as “setting the benchmark for future homes in the suburb.”
Bedrooms in the downstairs family home were treated to the wow factor.
While the master suite can only be described as pure luxury…
3. Can anyone do this?
Not everyone has the ability to create a transformation on this scale.
